Lake Nona is a 17-square-mile master-planned community on Orlando’s southeast side. Tavistock Development Company began assembling and planning the land in 1996, and the residential build-out accelerated once Lake Nona Medical City took shape starting in the mid-2000s: a health and research cluster anchoring the University of Central Florida College of Medicine, Nemours Children’s Hospital, the Orlando VA Medical Center, and UCF Lake Nona Hospital. Whatever else you’re buying here, you’re buying into a community that was designed as a single plan rather than one that grew neighborhood by neighborhood over decades. That shows up in the housing stock, and in what it costs beyond the mortgage.

Housing Stock: New, and Mixed by Design

Almost everything in Lake Nona was built after that mid-2000s turning point, which cuts both ways. You are not inheriting anyone else’s deferred maintenance, original 1980s plumbing, or unpermitted additions, the way you might in an older Orange County suburb. You are, however, buying a home that is largely still under its original builder warranty terms, so know what that warranty actually covers and for how long before you assume any given system is not your problem yet. Neighborhoods here mix single-family homes, townhomes, and condos deliberately, rather than segregating each type into its own subdivision. Laureate Park is the clearest example: a walkable, alley-loaded street grid with townhomes, courtyard homes, and single-family houses within blocks of each other.

HOA and CDD, Both, and Both Matter

Lake Nona’s neighborhoods are financed the way most large Florida master-planned communities are: an HOA for the neighborhood’s ongoing rules and amenities, and in most cases a Community Development District (CDD) as well, a special-purpose local government that issued bonds to build the roads and infrastructure and now collects your share of repaying them as a non-ad valorem assessment on the county property tax bill, separate from your HOA statement entirely. Between the two, the combined monthly cost can run high enough to change what a lender says you qualify for. Get both figures in writing, HOA dues and CDD assessment, before you fall for a floor plan, not after you’re already picturing yourself in it.

Proximity to the Airport and Getting Around

Lake Nona sits adjacent to Orlando International Airport, with SR 417 running along its edge and a direct interchange into the community. That is a genuine advantage if the airport or Medical City is where you’re headed daily. Orange County also maintains official airport noise contour maps covering the area around MCO, so if aircraft noise matters to you, check where a specific address falls on that map before you buy rather than assuming distance on a road atlas tells the whole story.

Daily Life

Lake Nona Town Center anchors the community’s retail and dining, connected to a network of more than 40 miles of paved trails running through the neighborhoods, with additional linear park connections continuing to expand between Town Center and the residential villages around it.
