Lake Mary grew up around two things: Interstate 4, which drove suburban growth into the area through the 1970s and 80s, and the corporate office corridor that followed along International Parkway. That combination produced a city with a genuine daily commute in one direction, and a housing stock built across several decades.
The Office Corridor
International Parkway and the surrounding blocks form one of Central Florida’s larger concentrations of corporate offices outside downtown Orlando. AAA’s national office sits on its own street, AAA Drive, off International Parkway, alongside regional or national operations for companies in financial services, insurance, and technology. If you work that corridor, living nearby can turn a half-hour commute into a ten-minute one.
What You’re Buying
The housing stock splits roughly into two eras. Ranch-style single-family homes from the 1960s and 1970s, along with minimal-traditional homes built between 1990 and 2010, make up most of the older, non-gated neighborhoods. The Hills of Lake Mary, off SR 46A, is a good example: roughly 320 single-family homes developed in the 1980s and early 90s, many backing onto open space or a pond, without a gate. Alongside neighborhoods like that sit newer gated townhome communities, generally built for buyers who want a lower-maintenance option closer to the office corridor.
Townhome HOA dues are not standardized, and that is the thing to watch. What a given fee actually includes, exterior wall and roof maintenance, water, landscaping, insurance on the structure, varies by community and by whether the townhome is legally structured as a condo or as a fee-simple property. Two townhomes at the same price and the same square footage can have HOA fees that cover completely different things. Read the association’s maintenance documents before you compare two listings on price alone.
Getting Around
The Lake Mary SunRail station, at West Lake Mary Boulevard and Country Club Road, has offered weekday commuter rail service to downtown Orlando since 2014, with free parking on site. It sits close to Trailhead Park, which connects into the Cross Seminole Trail.
