Altamonte Springs was built out decades ago. That single fact explains most of what you need to know as a first-time buyer here.

There is very little new construction. What there is instead is a deep supply of homes from the 1960s through the 1990s, plus one of the larger concentrations of condos and townhomes in Seminole County. That mix is both the opportunity and the homework.

What You’re Buying

Most detached homes here are single-story, on lots platted when land was cheaper, which is why yards tend to run bigger than a newer subdivision gives you for the same size house.

The condo and townhome inventory matters more here than in most of Seminole County. It is often the most accessible way into the area. It also comes with a rule most first-time buyers have never heard: a condo’s financing depends on the health of the whole association, not just your file. Lenders look at the building’s reserves, its owner-occupancy ratio, and any pending litigation. A condo can be right for you and still fail to qualify for the loan you wanted. Ask about the association’s finances early, not after you are under contract.

The Age Question

A home built in 1985 is not a problem. An unexamined home built in 1985 is.

Three things decide whether an older Central Florida home is a good buy, and all three are checkable before your inspection period closes.

Roof age comes first, because Florida insurers price on it and some will not write a policy at all past a certain age. Get the roof’s age and permit history in writing.

Electrical is second. Certain panel types from this era are known insurance problems and can be expensive to replace.

Plumbing is third. Homes built from the late 1970s into the mid 1990s can have polybutylene supply lines, which many insurers treat as a liability.

None of that should scare you off an older home. It should shape your offer.

Getting Around

The area sits on I-4 with SR 436 running through it. That is what makes it convenient, and also what makes some streets louder than others. Drive a prospective street at rush hour, not just on a Sunday afternoon.

The Seminole Wekiva Trail passes through toward Longwood and Lake Mary, and Cranes Roost Park anchors the middle of the area.
