Four free tools turn online first-time-buyer interest into real conversations: two calculators anyone can run without giving up an email, a readiness quiz that sorts buyers into three tiers, and a 10-step roadmap. Every path ends at a call.

Why the two calculators sit side by side

Affordability answers "how much." Rent vs buy answers "why at all." Those are different objections, and a renter who is not convinced that buying beats renting will never act on a price. Both tools are ungated, both hand off to the quiz, and both offer the same callback form, so neither one is a step in front of the other.

Why every tier ends at a call

All three bonus pages convert to the same thing: a booked consultation. Tier B buyers are 60 to 120 days out, and the first move in that window is a pre-approval, so the page points them at a conversation rather than another download. The 10-step guide still reaches them, but through the nurture emails, where a second download is an easier yes than it is mid-page.

1. The Affordability Calculator

The widest door into the funnel. A buyer puts in two numbers they already know and gets an estimate built on real Central Florida taxes and insurance. Nothing is gated.

    The tool itself, and what the nav and footer link to. Two inputs, then a comfortable price and an honest stretch for whichever down payment they pick: 3%, 5%, or 20%. Real Central Florida property tax and insurance are built into every number, and the page prints to a clean one-pager a buyer can take to a lender (print it to see).

  • The Talk to Axel callback form

    Not a page of its own. Scroll to the bottom of the calculator and click Talk to Axel to open it. It's the only place this tool asks for contact info.

Why the calculator isn't gated

Value first. A real answer in 30 seconds, nothing owed in return. That is what earns the right to ask for an email at the quiz.

2. The Rent vs Buy Calculator

The other open door. Renting is cheaper than owning across most of the Orlando area right now, so this tool answers that head on: it finds the year buying catches up, instead of pretending the gap isn't there. Nothing is gated.

    Three numbers a renter already knows: home price, down payment, and what they pay in rent today. The page returns the year buying catches up, a break-even chart, and a year-by-year cost breakdown. Florida taxes, insurance, and maintenance are in the model, and so is what the down payment would have earned if it stayed invested instead. Open the advanced inputs to change any assumption.

  • The Talk to Axel callback form

    Not a page of its own. Scroll past the cost breakdown and click Talk to Axel to open it. Same form the affordability calculator uses, tagged with its own lead source so I can see which tool the question came from.

Where it hands off

The primary CTA under the answer sends the buyer to the quiz. This page tells them when buying wins; the quiz tells them whether they are ready for it. That is the handoff into the part of the funnel that captures an email.

3. The Readiness Quiz

A buyer answers ten questions and gets an instant readiness score. The score places them in one of three tiers, and each tier gets its own result, opt-in, bonus, and confirmation.

The three tiers

Every tier runs the same four screens: result reveal, bonus opt-in, bonus content, confirmation. Only the bonus page and the email follow-up change. The opt-in preview links open each tier's form directly, skipping the normal quiz-first gate.

Tier A: Ready Now

The strongest buyers: credit, savings, and timeline are all lined up. The flow moves them toward booking a call.

Automatic email follow-up

Beyond the bonus, Ready Now buyers are automatically enrolled in a follow-up sequence: 5 emails over two weeks, all working toward booking a free buyer strategy call.

Tier B: 90-Day Sprint

4 screens

Close, but with a gap or two to close first. The flow gives them a focused 90-day plan and a reason to stay in touch.

Automatic email follow-up

Beyond the bonus, 90-Day Sprint buyers are automatically enrolled in a follow-up sequence: 5 emails over two weeks, all working toward downloading the 10-Step First Home Roadmap.

Tier C: Foundation Phase

Earlier in the journey. The flow meets them with encouragement and a longer nurture, no pressure to rush.

Automatic email follow-up

Beyond the bonus, Foundation Phase buyers are automatically enrolled in a follow-up sequence: 9 educational emails, one per week across two months, working toward downloading the 10-Step plan. Buyers who download it can continue for up to four months of nurturing.

4. The 10-Step Roadmap

A standalone free guide for buyers who want the whole picture. They opt in, get it emailed, and can read the full roadmap on the spot.

    The thank-you page after they opt in, with a button to open the roadmap right away.

Automatic email follow-up

Everyone who opts in is automatically enrolled in a follow-up sequence: 9 educational emails, one per week across two months, working toward scheduling a buyer strategy session at the end.

How Buyers Get In

Four separate tools exist so a video, a post, or a page can point at whichever one matches the subject, instead of pushing everyone into one generic download.

YouTube is the main source. Each video ends with a CTA to the tool that fits the topic: affordability to the calculator, "should I even buy?" to rent vs buy, "am I ready?" to the quiz, the full process to the roadmap. The channel is @AxelRiveraRealtor.
